Skewed were engaged to design a series of high quality town houses on a section of land, as a potential development project in lieu of a standard sub-division.

The scheme is broken down into 5 x duplexes to enable each residence to open up to 3 sides for light and ventilation. It also provides area for visitor car parking, gardens and landscaped terracing to enable the development to step down the 5 metres of vertical difference in height from the street down to the back of the site.

A low maintenance material pallete was used to reduce operational costs throughout the life of the duplexes once they are occupied.

Admiralty Apartment

Skewed were engaged help a client modernise their existing inner city 2 bedroom apartment. 

The brief was to upgrade the existing dated kitchen, bathroom and laundry spaces, entertaining bar, work from home desk and robe hanging fit out.

We successfully delivered the design and documentation working with the client in only a 6 week period from our first site visit and measure. We also demonstrated our creativity by coming up with a storage solution for the client's 2 road bikes. The existing 315 litre hot water unit was taking up valuable potential storage space. We proposed the introduction of a 3 phase instantaneous electric hot water unit to enable the bikes to be stored, but also reduce the power usage in the unit, from having to heat 315 litres of water every day, which would never totally be used by the client.

This 2,500-seat stadium concept for an ABL (Australian Baseball League) compliant facility was designed during the Minnippi Ballpark Master Plan development. It tested the Baseball Australia Facility requirements, together with estimated construction costs. 

The design takes into consideration the site’s specific environmental requirements and provides an example of the facilities that meet the current facility guidelines. While setting up spacing requirements around Baseball Diamond 1 in case the Brisbane Bandits need to move from their current facilities at Holloway field in Newmarket.

This 1,000-seat stadium concept was designed during the Minnippi Ballpark Master Plan development. It tested space requirements needed for such a facility together with estimated construction costs. 

The design takes into consideration the site’s specific environmental requirements and sets up space requirements around Softball Diamond 1 in case these additional facilities are required in the future over and above the facilities provided in the Master Plan.

The Minnippi BallpMark Master Plan provides joint facilities for Baseball and Softball. Engaged by Baseball Queensland to deliver the project, we worked with stakeholders, Baseball Queensland, Brisbane Softball Association and Carina Red Sox to develop a facility to meet each of there respective needs.

The master plan provides club level facilities for baseball and softball. It enables national championship delivery, and the delivery of high-performance programs across both sports. The facilities are positioned to enable the construction of a 2,500-seat baseball stadium to host an ABL team, and a 1,000-seat softball stadium.

The project team undertook detailed briefing with each stakeholder, preliminary site analysis, Town planning review, Baseball Australia facility guideline review, preliminary site planning options, developed concept plans, presentation imagery and fly-through, and Quantity Surveyor estimate.

Our client, Baseball Queensland and other project stakeholders are now using the documentation produced to seek funding opportunities to further develop the master plan, complete engineering studies required for development approval applications, and staged delivery of the facilities.

Ray White Metro North

Ray White Metro North office fit out - Albion, Brisbane

Skewed was engaged to provide Architectural design concepts for the new office fit out.

The brief for Ray White Metro North was to create a modern bright space for their successful growing real estate team. We worked with their leadership team to identify their current and future needs as their business and team grows. 

The design incorporates new meeting room spaces to facilitate internal and external meetings for their sales and property management teams.  The team spaces are set out at the same size to enable them to be open or enclosed depending on the team's specific needs. This is facilitated by either powder coated black aluminium framed glazing or vertical planter screens. Quiet Rooms are provided for extra privacy that may be needed either for video or phone calls.
